Developers want to build more than 600 homes and a shopping center on 160 acres at the intersection of Wolf's Crossing Road and Route 30, which is proposed to be annexed into Oswego.
The Oswego Planning and Zoning Commission is scheduled to consider the concept plan at a meeting on July 11 at 7 p.m. in the Oswego Village Hall, 100 Parkers Mill. Oswego Grand Development LLC wants to build 125 single-family homes, 243 townhouses and 288 apartments as part of the plan, which also includes 32.2 acres of commercial space.
The 160.6-acre property is located at the southeast corner of Wolf's Crossing Road and Route 30. It is currently unincorporated and zoned for agricultural use in Kendall and Will counties.
Village city planner Rachel Riemenschneider said in her report to the commissioners that the proposed use is consistent with the village's comprehensive plan.
“The proposed density is 4.1 units per acre throughout the subject area (5.1 units per acre excluding commercial areas), which is greater than the 2-3 units per acre stated in the Comprehensive Plan, but that density calculation applies to the entirety of District 2,” she said.
The plan is to build 10 buildings containing 288 apartments. A clubhouse will also be built as part of the plan.
Additionally, another 50 buildings will house 243 townhouses, split into two neighborhoods with four to six homes per building.
“The applicant is proposing to provide an automobile garage for every townhouse and single-family home, which complies with zoning code requirements,” Riemenschneider said. “In multifamily districts, 1.75 to 3 parking spaces are required per residential unit, and one electric vehicle charging station will be provided for every 8 parking spaces.”
The commercial aspect of the project proposes to construct a commercial/retail centre as well as a petrol station with a car wash and a grocery store. The plan also proposes to construct a religious facility on the four-acre site.
The project is adjacent to the future Wickaduke Trail, a planned north-south road connecting Will, Kane, DuPage and Kendall counties.
“The applicant will allocate 140 feet of right-of-way on Wickaduke Trail and will construct two lanes of what will be a future four-lane road,” Riemenschneider said. “A 70-foot right-of-way will also be allocated along Wolf's Crossing Road. The applicant will be required to provide a sidewalk along Wolf's Crossing Road.”
